Terms of Service
Last updated: 1 November 2026
1. Acceptance of these Terms
These Terms of Service ("Terms") govern your use of VERIFII.au and any VERIFII-branded or partner-branded application, verification or search pages (the "Service"). The Service is operated by REFRESHWEB GROUP PTY LTD (ABN 51 611 831 059) ("VERIFII", "we", "us", "our").
By accessing the Service, creating an account, submitting an application or verification, or requesting or paying for a check or search, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.
2. The Service and our role
VERIFII provides an online platform that helps rental applicants, real estate agents, property managers, owners and partner organisations collect and verify information. Depending on what is requested, this may include identity and document verification (including verification required under AUSTRAC rules), rental applications, employment and personal reference requests, tenancy database checks (such as the Equifax National Tenancy Database), credit history checks and property title searches.
We act as an information intermediary. We are not a credit reporting body, tenancy database operator or government agency. Check and search results are produced by third-party providers and data sources, and we pass them on as received. We do not make leasing, credit or other decisions about applicants, and we do not guarantee that any applicant, tenancy or transaction will be approved or will succeed.
3. Eligibility and accounts
You must be at least 18 years old and able to enter a binding contract to use the Service. If you use the Service on behalf of a business, agency or other organisation, you confirm you are authorised to bind it to these Terms.
You must give accurate information when you register, keep your login details secure and confidential, and tell us promptly at privacy@verifii.au if you think your account has been used without permission. You are responsible for all activity under your account.
4. Applicant consent and accuracy
If you are an applicant, you consent to us and the requesting agent, manager or partner collecting your information and carrying out the checks you select or agree to, including contacting your employers, landlords and references, verifying your identity in accordance with AUSTRAC requirements and, where you consent, carrying out a tenancy database check.
You must make sure all information and documents you provide are true, current, complete and your own, including your name, date of birth, identity documents and current and previous addresses. You must not submit another person's information or documents without their authority. Providing false or misleading information may result in your application being refused and may be reported where required by law.
5. Agents' and managers' obligations
If you are a real estate agent, property manager, owner or partner organisation using the Service to request checks about another person, you must:
- only request checks for a genuine, lawful and permissible purpose, such as assessing a rental application the person has made to you;
- obtain, and be able to show, the individual's informed consent before any check is requested;
- comply with the Privacy Act 1988 (Cth) and the Australian Privacy Principles, AUSTRAC requirements where they apply, and state and territory residential tenancy laws, including the rules on listing tenants on and using tenancy databases;
- use results only for the purpose for which they were obtained, keep them secure, and not on-sell, publish or disclose them except as permitted by law; and
- give applicants any notices required by law where you rely on a tenancy database or credit check result.
6. Fees and payment
Fees for checks and searches are shown before you pay. Payments are processed by our third-party payment provider, Stripe. We do not store your full card details. All amounts are in Australian dollars and include GST unless stated otherwise. A fee may be paid by the applicant or by the requesting agent, manager or partner, depending on how the request is set up.
7. Fees and refunds
Fees for checks and searches are shown before you pay and are charged when you submit. Because VERIFII passes your request to third-party providers (for example identity, tenancy database, credit and title search providers) as soon as it is submitted, paid checks and searches are non-refundable once submitted.
No refunds for user error. No refund, credit or free re-run will be given where a check or search fails, is rejected, is delayed or returns an unwanted or incorrect result because of an error or omission by you or anyone acting for you. This includes incorrect, incomplete or misspelled details (including typos in current or previous addresses, such as a missing street type), wrong or invalid identification documents, an incorrect name or date of birth, wrong selections (such as the wrong check, property or applicant), and duplicate submissions you make. Any re-submission with corrected details is charged as a new check.
If a check fails because of an error by VERIFII or our systems, contact us and we will re-run the check or refund the fee at our discretion.
Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded, restricted or modified, including the consumer guarantees.
8. Third-party providers
Parts of the Service rely on third-party providers, including identity and document verification services, tenancy database and credit reporting providers, title search providers, email and SMS services and Stripe. Their services may be subject to their own terms. We are not responsible for the availability, accuracy, completeness or timeliness of information supplied by third parties, or for delays or outages on their side.
9. Data and privacy
We collect, use, store and disclose personal information as described in our Privacy Policy. Results and application information are shared with the agent, manager or partner organisation the applicant applied to or that requested the check.
10. Acceptable use
You must not use the Service to: request checks without consent or a permissible purpose; impersonate anyone or submit forged or altered documents; harvest or misuse personal information; interfere with, probe or overload the Service or its security; access accounts or data you are not authorised to access; or break any law.
11. Intellectual property
The Service, including its software, design, text, logos and branding, is owned by or licensed to us. You may use it only as permitted by these Terms. You keep ownership of the information and documents you upload and give us a licence to use them to provide the Service.
12. Disclaimers and limitation of liability
To the extent permitted by law, the Service and all results are provided "as is". We do not warrant that results will be accurate, complete or current, or that the Service will be uninterrupted or error-free. You are responsible for decisions you make using the Service.
To the extent permitted by law, we are not liable for any indirect or consequential loss, or for loss of profit, revenue, opportunity, data or goodwill. Where our liability for failing to comply with a consumer guarantee can be limited, it is limited, at our option, to supplying the services again or paying the cost of having them supplied again.
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy under the Australian Consumer Law that cannot lawfully be excluded, restricted or modified.
13. Indemnity
To the extent permitted by law, you indemnify us against claims, losses and costs arising from your breach of these Terms, your breach of any law (including privacy and tenancy database laws), or information you provide, except to the extent caused by our own negligence or breach.
14. Suspension and termination
We may suspend or terminate your access to the Service, or refuse or cancel a request, if we reasonably believe you have breached these Terms or the law, or to protect applicants, partners or the Service. You may stop using the Service at any time. Clauses that by their nature should survive termination will survive.
15. Changes to these Terms
We may update these Terms from time to time. The updated version will be posted on this page with a new "Last updated" date. Continued use of the Service after changes are posted means you accept the updated Terms.
16. Governing law
These Terms are governed by the laws of Queensland, Australia. You submit to the non-exclusive jurisdiction of the courts of Queensland.
